Real estate has been my focus for over a decade. I began my career in commercial real estate finance at a national bank, managing and restructuring $500M+ in distressed properties, backed by a Real Estate Finance concentration from USC's Marshall School of Business.

Probate & Inherited Property

No. There's no requirement to sell right away. Many families take time to sort through the estate, coordinate with everyone involved, and decide what makes sense. I'm happy to answer questions early on, even if you're not ready to make a decision yet.

This comes up often, and it's okay if everyone isn't on the same page yet. I can walk through the full range of options with everyone involved — selling, one sibling buying out the others, or holding onto the property — so decisions are based on clear information rather than pressure.

This varies by situation, and it's one of the first things we'll sort out together. When repairs or cleanout are needed, I coordinate vetted contractors and manage the process for you, and we'll talk through how costs are typically handled before any work begins.
Reverse Mortgages & Accessing Equity

Yes. You keep the title and ownership of your home with a reverse mortgage — it works like a loan against your equity, not a sale. You remain responsible for property taxes, insurance, and upkeep, the same as with any mortgage.

In most cases, yes. Your heirs can keep the home by repaying the loan balance — often through selling or refinancing — or they can choose to sell it and keep any remaining equity. The home doesn't automatically go to the lender.

Yes — HECM reverse mortgages generally require you to be at least 62. There are also private (proprietary) reverse mortgage options with different requirements. I'm happy to walk through what you may qualify for.

It depends on your goals. A HELOC offers flexibility to draw funds as needed, while a home equity loan provides a fixed amount with a fixed payment structure. Neither typically affects your existing first mortgage.
